The true cost of living well starts off with living within your means. One of the major problems that people have surfaces when they are faced with buying their first home. When you buy your first house, there are a number of things that you have to keep in mind. First of all, don't base your decision on emotion.
Too many people go into the home buying process the same way that so many go into purchasing their first car; they base their decision on visual cues and emotion. For instance, someone who is buying a car for the first time may look at a car and want to purchase it because of a car commercial that they saw or because they think that the car looks like something that they could see themselves driving in. However, the problem is that they aren't thinking practically about it. Sure, the car may look nice, but is it something that they will be able to afford in the long run? The same line of thinking also applies to those who are looking at houses for the first time. Sure, it may look great from an outside perspective. But once you've signed those papers making you the homeowner, it's a little too late to find out that you can't afford to live there.
When you own a home, there are many things to consider. For those with young families or who are thinking of starting a family soon down the road, location and neighborhood are at the top of the list. However, for someone who is single and who has no plans to have children, things such as appliances and the layout of the home may be more important. Before you do anything, however, make sure you go to your bank to figure out how much you can actually qualify for. Then, once you've received a number that you can qualify for to purchase a home, start thinking in terms of a price that is even lower than that figure. Remember that the price you "qualified" for is quite different from the actual price that you will be able to afford realistically.
The reason why you want to look for homes that are well below the price that you qualified for is due to the fact that when you own a home, there are so many other financial factors that kick in. From unexpected home repairs to things such as furnishing your home and purchasing appliances, etc.- the amount of money that you spend on your home can quickly escalate. Never leave yourself in a position where you are cutting it close on your monthly payments. Rather, make sure that you  have more than enough money saved up for home repairs and other things that may crop up. Keep in mind that even making a phone call to have a plumber come out to your home can wind up costing upwards of $400, so plan wisely before you make any decisions!
